Q.  Is the home shown on the website the same home that I will get?

A.  Yes.  We are loading more specific homes every day.  If you do not see the perfect home for your family or your budget, please ask, we have it!

Q.  Do you have any other homes like Mickey's Magical Palace?

A.  Yes, when our featured home is not available (and it often is not) we have others in Windsor Hills resort, Windsor Palms, Emerald Isle and Terra Verde resorts, as well as many other homes in estates like Formosa Gardens, or more economical homes in non-resort communities.  Check our properties page for some examples, and ask for any special requests you might have and we'll find the perfect home for you!

Q.  I can only stay for 3 nights, but your minimum rental policy for the home I like is 5 nights, can I still book it?

A.  Please send us an email through the home you like or call and we can sometimes waive this rule in special circumstances.  In high periods, we may not be able to waive the rule, so you may choose an early check-in and/or late check-out if you can't stay the full minimum stay.

Q.  When I place an online reservation, do I need to pay my full balance today?

A.  No.  50% is due at the time of reservation, balance due 60 days prior to arrival.  If your reservation is within 60 days, then yes you do need to pay your full balance at the time of reservation.

Q.  What if we need to cancel for a family emergency?

A.  We offer Travel Insurance for just that reason.  If you take a policy at the time of reservation, even pre-existing conditions are covered.  That means if you or even a family member, even if they are not going on the trip with you, becomes ill, you can cancel and the travel insurance will cover the cost.  You will be provided a full declaration of coverage upon reservation or on request prior.

Q.  Why is your cancellation policy so strict for vacation homes?

A.  A hotel has many rooms that are identical, and always double-book a certain percentage, with allowances for some cancellations.  Vacation homes are not only unique, but also individually owned.  We can not double-book these homes, because we would have one very unhappy family when they arrive to a home that is NOT what they booked, or worse have no home at all! And, if we allowed a cancellation at the last minute, the owner would have a difficult time paying expenses on the home.  So, we must make it fair for all parties involved, and offer you (the guest) an option of cancellation for emergencies using our very economical travel insurance, offered by AIG.  It is your choice to decline this coverage, but at your risk.  Things can happen, that is why we offer the insurance, to protect you!

Q.  What time is check-in/out?  Can I request an early check-in?

A.  Check in at 4pm, and out at 10am.  More time is required to clean a vacation home than a hotel room, therefore, in most cases we can not allow an early check-in.  However, if you call us the day prior and there was not a guest in the home the night prior, we might be able to arrange an early check-in.  If you would like to ensure an early check-in, you are also welcome to reserve the night prior to your arrival, in which case you could arrive in the early morning if you like!

Q.  Where will I check-in ?

A.  In most cases, we can send you straight to the home.  You will have the address, a lock box code to access your key and an emergency phone number on your arrival directions.

Q.  What are your office hours?

A.  Generally we handle guest inquiries 9am-3pm EST M-F.  However, we do also check email and voice messages throughout the evening and on weekends.  If your call/email is urgent, we will treat it accordingly and reply immediately.  For arrival/maintenance issues during your stay, you will also have a local emergency contact phone number available for use 24 hours.

Q.  What is the difference between wholesale tickets, and discount tickets available on the internet?

A.  First and foremost, we do not earn anything on ticket sales, we are taking a commission from the parks and passing that savings directly on to you, to create a total package value for you!  Therefore, the only possible way of receiving a better price on your tickets would be if you were in the Military, an employee for Disney or one of their corporations, or a Florida resident.  Otherwise, our prices are the best available, and offered as part of a package should you include them with your reservation.  For some passes, we will refer you to a reputable company that can handle your discount tickets, but beware of the fly by night operations out there!

Q.  What are the maximum occupancies in each home?

A.  A 3 bedroom home accommodates 6-8, 4 bedroom sleeps 8-10, 5 bedroom sleeps 10-12, 6 bedroom 12-14 and a 7 or 8 bedroom home sleeps 14-16 maximum.  These maximums are based on Florida State fire codes, and are enforced by spot checks.  We can not refund if you are forced to leave by officials in violation of this law.

Q.  Can you allow pets/smoking?

A.  Smoking is not permitted inside any homes, only outside.  Pets are allowed in only a few homes, so book early if you want to have any options at all!

Q.  Will the home have a full kitchen?

A.  All of our homes and condos include full kitchens, including all the cookware, utensils, dinnerware as well as a microwave, refrigerator, stove/oven, coffee maker, toaster, blender and usually a dishwasher.

Q.  Is my home cleaned every day?

A.  Floridays Orlando Resort is the only condominium resort hotel we offer that includes partial daily maid service, aside from our partner hotels.  The vacation homes and condos are cleaned when you arrive and will include a start up supply of toilet tissue and soap, however you would need to replenish the supply for your use, during your stay.  Every home is within 1 mile (in most cases) of a convenience or grocery store.  All linens and towels are also provided for your use, and you will have laundry facilities, mop and vacuum available. You may request mid-stay cleans for additional charge if you like.

Q.  Are the pools heated?

A.  We recommend pool heat in private pool homes October through April.  You can opt to add this for an additional charge.  Mid-December to Mid-March, the air temperatures can be too cold for the electric heaters to run properly, so purchasing the pool heat is a bit of a gamble.  The resort pools, however, available in Windsor Hills, Venetian Bay, Windsor Palms, Emerald Isle and Terra Verde are gas heated for your use as well, and will be warm even when the electric heated pools are not warm.  We have a FEW gas heated homes, however the cost is higher to heat, and they must be reserved early, as we have very few of these available.
